Chimney Stacks Repaired & Made Weathertight

A chimney stack takes the full force of Highland wind and rain, and it is often the first part of a roof to let water in. Crumbling mortar joints, cracked flaunching around the pots and lifted flashings where the stack meets the roof all let water into the brickwork, the loft and the rooms below.

We repoint open joints, renew cracked flaunching, refix or replace loose pots and renew the flashings around the base of the stack so water is shed onto the roof rather than behind it. Where a stack is leaning or the brickwork has broken down too far to repair, we take it down and rebuild it.

Chimney work is carried out from safe scaffold access, and you get a plain explanation of what the stack needs before anything starts. We repair chimneys across Inverness, Fort William and the Great Glen, and every job begins with a FREE, no-obligation quote.

Chimney Repair Costs: What Matters

Every job is priced on what it involves, and you get a FREE, no-obligation quote before anything is booked.

  • Price Agreed Before Work Is Booked
  • No Commitment to Go Ahead

  • Access to the Chimney

The height of the stack and its position on the roof decide how much scaffold is needed to reach it.

  • Condition of the Brickwork

Repointing a sound stack costs less than replacing damaged bricks or rebuilding a stack that has broken down.

  • Number of Pots & Flues

Larger stacks with several pots take longer to flaunch, refix and seal than a stack with a single pot.

  • Flashing Work Required

Renewing the flashings around the base adds to the job, particularly on wide stacks or awkward roof junctions.

How It Works

Repairing a Chimney Stack, Top to Bottom

  1. Step 1

    Setting Up Safe Access

Scaffold or other suitable access is put in place around the chimney so the whole stack can be reached and worked on safely.

  2. Step 2

    Inspecting the Stack

Mortar, brickwork, flaunching, pots and flashings are checked so you know exactly which parts need repair.

  3. Step 3

    Repairing or Rebuilding

Joints are raked out and repointed, flaunching and flashings renewed, and the stack rebuilt where it cannot be saved.

  4. Step 4

    Final Review

Pots, flaunching and flashings are checked once more. We then review the finished stack with you and confirm it is as agreed.

FAQs

Chimney Stack Questions

Straight answers to the questions people ask most often about chimney repairs in the Highlands. If yours is not here, call and ask.

What Is Flaunching on a Chimney?

Flaunching is the sloped mortar on top of the stack that holds the pots in place and sheds rain away from them. When it cracks, water gets into the stack and pots can work loose.

How Do I Know If My Chimney Needs Repointing?

Look for mortar that is crumbling, recessed or missing between the bricks, or damp patches on chimney breasts inside. Those are signs water is getting into the joints.

Can a Leaning Chimney Be Repaired or Does It Need Rebuilding?

A stack that has started to lean usually needs taking down and rebuilding from a sound level. We check it and explain the options before any work is agreed.

Will I Need Scaffolding for Chimney Repairs?

Most chimney work needs scaffold or similar access so the stack can be reached safely on all sides. The amount depends on the height and position of the chimney.

Do You Replace Cracked Chimney Pots?

Yes. Cracked or loose pots can be taken down and replaced, then bedded into new flaunching. Call or ask for a FREE quote for chimney work in Inverness or Fort William.
