Sprayfoam Removal

Spray Foam Insulation Removal

Spray foam insulation is applied to the underside of a pitched roof, coating the rafters, battens and the back of the tiles or slates. Once it is there, the timbers and roof covering are hidden, so nobody can see whether they are dry and sound or whether condensation and decay have set in.

This is why surveyors and mortgage lenders often raise spray foam when a home is being sold or remortgaged. They usually want the roof structure to be visible so it can be inspected. Removing the foam gives a surveyor, buyer or lender a clear view of what is underneath.

The foam is cut and scraped away from the rafters and the underside of the roof covering, working across the roof space section by section. The waste is bagged and taken out of the loft, leaving the timbers exposed and ready to be looked at.

  • FREE, No-Obligation Quote
  • Price Agreed Before Work Is Booked
  • No Commitment to Go Ahead
  • Quoted by the Person Who Does the Work
  • Area of Roof Coated

A loft with foam across every slope takes longer to clear than one with only part of the roof treated.

  • Thickness of the Foam

Deeper layers take more time to cut back and create more waste to remove.

  • Type of Foam

Hard, closed-cell foam is more stubborn to strip than softer open-cell foam.

  • Access & Working Space

Small hatches, low pitches and boarded lofts make the work slower than an open, easily reached roof space.

How It Works

Removing Spray Foam from Roof Timbers

  1. Step 1

    Looking at the Roof Space

The loft is checked to see how much of the roof is coated, how thick the foam is and how easy the area is to work in.

  2. Step 2

    Protecting the Loft & Access

The hatch, landing and any stored items are covered or cleared so the removal does not spread through the house.

  3. Step 3

    Stripping the Foam

Foam is cut and scraped from the rafters, battens and underside of the covering, working methodically across each slope.

  4. Step 4

    Clearing Up

The removed foam is cleared from the loft, leaving the timbers exposed. We then review the work with you and confirm it is as agreed.

FAQs

Spray Foam Insulation Removal FAQs

Straight answers to the questions people ask most often about sprayfoam removal in the Highlands. If yours is not here, call and ask.

Why Do Mortgage Lenders & Surveyors Ask About Spray Foam?

Spray foam hides the rafters, battens and back of the roof covering, so their condition cannot be seen. Lenders and surveyors often want the roof structure visible before they go ahead.

Does Removing Spray Foam Mean My Mortgage Will Be Approved?

No one can promise that. Removal exposes the roof so it can be inspected, and the lender or surveyor then makes their own decision.

Will the Roof Need Work After the Foam Is Taken Off?

That depends on what is found underneath. Some roofs are sound, while others show damp or decayed timber that was hidden by the foam.

Can I Stay in the House While Spray Foam Is Removed?

Usually, yes. The work is carried out in the loft, with the hatch and landing protected, though there will be some noise and coming and going.

Do I Need to Clear My Loft Before Sprayfoam Removal?

Clearing stored items gives better access to the roof slopes. Call or ask for a FREE quote and you will be told what needs moving for your loft.
