EPDM Rubber Roofs Fitted as One Sheet

A rubber roof uses EPDM, a synthetic rubber membrane that is laid across the roof as one sheet wherever the size allows. With few or no joints in the main area of the roof, there are fewer places for water to find a way through.

The membrane is bonded to a clean, dry deck with adhesive, then turned up at walls and finished at the edges with trims. EPDM stays flexible in cold weather and moves with the building as temperatures change, which suits the conditions a flat roof faces in the Highlands.

We fit rubber roofs across Inverness, the Great Glen and Fort William, on extensions, garages and dormers. You get a FREE, no-obligation quote that explains what the job involves, including any work needed on the deck before the membrane goes down.

  • Deck Condition

If the boards are uneven, soft or rotten, they need putting right before the rubber goes down.

  • Walls & Penetrations

Each wall, pipe or rooflight the membrane meets needs forming and sealing, which adds time.

  • Edge Detailing

The length of exposed edge sets how much trim is needed to finish the roof.

How It Works

Fitting a Single-Sheet EPDM Roof

  1. Step 1

    Preparing the Surface

The old covering is removed and the deck is made sound, clean and dry, as the membrane needs a smooth surface to bond to.

  2. Step 2

    Laying Out the Membrane

The EPDM sheet is unrolled across the roof and left to relax, so it lies completely flat before any adhesive is applied to the deck.

  3. Step 3

    Bonding & Forming Upstands

The membrane is bonded to the deck, then turned up where the roof meets a wall so water cannot run in behind it.

  4. Step 4

    Trims & Final Review

Edge trims and outlets are fitted to finish the roof, then we review the work with you and confirm everything is as agreed.

FAQs

EPDM Rubber Roof FAQs

Straight answers to the questions people ask most often about rubber roofs in the Highlands. If yours is not here, call and ask.

What Is an EPDM Rubber Roof?

EPDM is a synthetic rubber membrane used to cover flat roofs. It is usually laid as one sheet and bonded to the deck with adhesive.

Does a Rubber Roof Cope with Frost & Cold?

EPDM stays flexible at low temperatures, so it can move with the roof through freezing and thawing without cracking.

Can a Rubber Roof Go Around a Rooflight or Pipe?

Yes. The membrane is cut and formed around rooflights, pipes and other penetrations, then sealed so water cannot get in at those points.

Why Does a Rubber Roof Need a Dry Deck?

The adhesive needs a clean, dry surface to bond properly. Laying on a damp deck can stop the membrane sticking down fully.

What Do the Edge Trims on a Rubber Roof Do?

Trims hold the membrane neatly at the roof edges and guide rainwater off, giving the roof a tidy, finished line.
