Flat Roofs

New & Replacement Flat Roofs for Highland Homes

A flat roof covers some of the hardest working parts of a house: the kitchen extension, the garage, the dormer. When the covering has reached the end of its life, you get a new roof laid over a sound deck, with the falls set so rainwater drains off instead of sitting in puddles.

There are three main ways to cover a flat roof. Felt is built up in layers and bonded to the deck. Rubber, known as EPDM, is a single sheet with few or no joints. Fibreglass, or GRP, is resin and glass matting laid in place and finished with a hard topcoat. Each has its strengths, and we explain them in plain terms.

We work across Inverness, the Great Glen and Fort William, where flat roofs take a lot of rain and wind through the year. Every job starts with a FREE, no-obligation quote, so you know what is involved and which covering we recommend before any work is booked.

Pricing

Flat Roof Prices: The Main Factors

Every job is priced on what it involves, and you get a FREE, no-obligation quote before anything is booked.

  • FREE, No-Obligation Quote
  • Price Agreed Before Work Is Booked
  • No Commitment to Go Ahead
  • Quoted by the Person Who Does the Work
  • Size & Shape of the Roof

A larger area needs more material and labour, and awkward shapes or several outlets take extra time to detail.

  • Choice of Covering

Felt, rubber and fibreglass each use different materials and methods, so the system you choose affects the overall cost.

  • Condition of the Deck

If boards under the old covering are soft or rotten, they need replacing before the new roof goes on.

  • Access to the Roof

A garage roof at ground level is simpler to reach than a dormer on an upper storey, which can need extra access equipment.

How It Works

How a Flat Roof Is Replaced

  1. Step 1

    Assessing the Roof

We look at the covering, the deck beneath it and how water leaves the roof, then recommend the flat roof system that suits it.

  2. Step 2

    Stripping Back to the Deck

The old covering comes off and the boards are checked. Any soft or damaged sections are replaced so the new roof has a firm, level base.

  3. Step 3

    Laying the New Covering

The chosen felt, rubber or fibreglass system goes over the prepared deck, with edges, upstands and outlets detailed to shed water.

  4. Step 4

    Final Checks

Outlets and edges are checked so water runs off cleanly. We then review the new flat roof with you and confirm it is all as agreed.

FAQs

Flat Roof FAQs

Straight answers to the questions people ask most often about flat roofs in the Highlands. If yours is not here, call and ask.

Which Flat Roof Covering Is Best for My Extension?

It depends on the size and shape of the roof, how it is used and what you want from the finish. Felt, rubber and fibreglass all work well on extensions. We look at the roof and explain which suits it before you decide.

Why Does Water Sit in Puddles on My Flat Roof?

Standing water usually means the roof does not have enough fall, or the deck has sagged in places. When we replace a flat roof, the falls are checked and corrected so rainwater runs to the edge or outlet.

Do You Replace the Boards Under a Flat Roof?

Yes, where they need it. Once the old covering is stripped, any soft or rotten decking is replaced so the new roof is laid on a firm base.

Can You Fit a New Flat Roof on a Dormer?

Yes. Dormer roofs are often small but exposed, so the edges and upstands need careful detailing. We quote for the covering and any access needed to reach it safely.

Is It Worth Putting a New Flat Roof on a Garage?

If the garage holds anything you want to keep dry, a sound roof protects it. A new felt, rubber or fibreglass covering can replace a leaking or worn one. Call or ask for a FREE quote.
